    Seal coating is one of the best ways to protect asphalt from weather, wear, and daily use. But a seal coating job for a home driveway is not the same as one for a busy parking lot. Each surface handles different traffic volumes and requires different levels of protection. Commercial parking lots need longer curing times so the sealer can fully harden. Businesses may need to block off sections of the lot for a day or more, depending on the size of the job and weather conditions.

    Both driveways and parking lots should be cleaned regularly and inspected for cracks. But commercial properties need maintenance more often because of heavier use. Many busy lots need seal coating every one to two years. Residential driveways usually need it every two to three years.
